Request for a Special Membership Meeting on Management

2026-10-16-management-v2 · October 16, 2026

To: The President and Secretary of Emerald Cove Villas Homeowners Association, Inc.

My request

I request that the President or Secretary of Emerald Cove Villas Homeowners Association, Inc. call a special membership meeting under Bylaws §3.4.1 for the limited purposes stated below: discussing the Association’s management services, considering owner recommendations concerning a management change and proposed alternatives, and requesting Board consideration. This request preserves the existing HOA and the Board’s contracting authority. It does not appoint a manager or cancel a contract.

Requested meeting purposes

  1. Discuss owners’ experiences, service priorities, communication and expectations for the Association’s management company.
  2. Request that the Board review the existing management agreement, including any termination, renewal, notice, cost and transition requirements, and explain the available options to owners.
  3. Discuss qualified alternatives, including a proposal involving itgetsit LLC, with disclosure of its ownership, proposed services, fees, qualifications, required licenses and any applicable conflicts.
  4. Consider owner recommendations and request that the Board evaluate whether a management change is appropriate through the required decision-making and contracting process.

Organizer and proposed provider disclosure

The campaign organizer is a resident of the neighborhood and owns itgetsit LLC, a proposed management candidate. The organizer may benefit financially if that company is selected. This signature approves no appointment, compensation, fee, or contract. The candidate’s proposed scope, qualifications and any required individual and firm licenses must be verified before any regulated services are offered or performed; this document represents no license as verified. Any applicable conflict-of-interest procedures remain required.

Meeting procedure and scope

Bylaws §3.4.1 provides for a special membership meeting upon the written request of 20% of the members. The Bylaws’ applicable voting provisions, including §§2.2 and 3.8, must be applied when verifying the request. The campaign’s GIS roster contains 113 lots; 23 is a provisional planning count for 20% of that roster, not a certification of the Association’s current eligible voting interests.

I authorize the organizer to combine requests signing this exact edition and deliver them to the President or Secretary. The Association should verify member eligibility, representative authority, duplicates and the applicable denominator, and call and notice the meeting in accordance with the governing documents and applicable law. This request does not authorize the organizer to declare a meeting valid or to bypass notice, quorum or voting requirements.

The request is for discussion, recommendations and Board consideration. Bylaws §4.6.9 assigns manager employment and compensation to the Board. Signing this request does not hire itgetsit LLC or another provider, terminate the current management agreement, approve fees, recall any director, grant a proxy, amend covenants or dissolve the HOA. No company has been appointed by this document. Existing assessments and other obligations continue.

Your signature applies only to the documents you select and the wording shown in this edition.
