THE PRINCIPLES WE’RE PROPOSING

How we would manage

A neighbor at the helm.

The owner of itgetsit LLC owns a home in Emerald Cove and lives in the neighborhood.

Listening comes first.

A personal conversation, a chance to explain, and a practical way forward together.

Updates you can follow.

Community news, reminders, and violation updates through the channels you choose.

Proposed services for the existing HOA. Management terms, communications, and any policy changes require the appropriate approval.

THE PROPOSED ARRANGEMENT

itgetsit LLC is owned by the campaign organizer, an Emerald Cove homeowner and resident and a veteran of the United States Coast Guard. The organizer has a financial interest in the proposed management role. A management agreement would require HOA approval; no appointment or new dues are approved by exploring this demo.

THE MANAGEMENT PROPOSAL, IN NUMBERS

Verified submissions only

A conversation.
A community decision.

Gather interest in a more personal management service and request a meeting to discuss the options. These counts reflect verified signatures on the management-change documents.

01 / SUPPORT THE PROPOSALNonbinding interest
—/ 113verified supporting lots / roster

Interest in reviewing management alternatives. This is not an approval threshold or appointment vote.

02 / REQUEST A MEETING20% petition threshold
—/ 23verified lots / meeting goal

A formal request for the officers to call a special membership meeting.

The support count shows participation against the 113-lot GIS roster, not a required percentage. The 20% meeting figure comes from the reviewed bylaws; verify the current voting denominator. Duplicate signatures for one lot do not create extra votes.

THE PROPOSAL

Keep our community.
Make service personal.

The proposal is to replace the current management company with itgetsit LLC while continuing the existing HOA. We value the neighbors who give their time to the association. The focus is more personal service, clearer communication, and tools that help residents and the board.

Start with our neighbors.

The company’s owner lives here, too. Gather interest and hear what residents and HOA volunteers need from their management service.

02

Put the service in writing.

Set out proposed services, fees, responsibilities, and a transition plan so the community can compare its options at a properly called meeting.

03

Bring the proposal to the HOA.

Review the existing management agreement, qualifications, and required approvals before changing contracts. Signatures express support or request a meeting; they do not appoint itgetsit LLC.

The proposal keeps the existing HOA. Your signature does not hire a manager, cancel a contract, approve fees, or change the covenants. The organizer owns itgetsit LLC and has a financial interest in the proposed role.

KNOW THE PROPOSAL AND YOUR SIGNATURE

Good questions.
Clear answers.

A more personal approach starts with clear expectations.

What makes this proposal more personal?

itgetsit LLC is owned by the campaign organizer, who owns a home in Emerald Cove and lives here. The proposed approach starts with familiar conversations, listening, and clear updates about the neighborhood we share.

Is this about changing the HOA or its volunteers?

The proposal focuses on replacing the management company while keeping the existing HOA. Neighbors who serve the association are part of our community. The aim is to support residents and the board with a more personal management service.

Who owns itgetsit LLC?

The campaign organizer owns itgetsit LLC, owns a home in Emerald Cove, and lives here. The organizer is a veteran of the United States Coast Guard and has a financial interest in the proposed management role. That relationship is part of the proposal for the HOA to consider.

What do the two documents do?

The support statement records nonbinding interest in reviewing a management change, including itgetsit LLC. The meeting request asks the HOA’s officers to call and notice a membership meeting about management. Neither document hires the company, ends the HOA, cancels a contract, or approves new fees.

Has the company been appointed?

No. Services, fees, qualifications, contract terms, the existing agreement, and any transition need review and the appropriate HOA approval before a change. The demo is not a management contract.

Are the app payments and messages real?

No. The app uses fictional information. Its $25 monthly and $300 yearly examples are illustrative, not proposed or approved dues. No charges or messages are sent.

What happens after I sign?

Your submission is saved pending ownership and signing-authority verification. You can download a receipt containing the exact documents you selected. Verified submissions are included in the progress totals, with each lot counted only once for each document.

Does changing management change my HOA obligations?

A change of management company does not itself end the HOA or change its recorded covenants, assessments, or enforcement powers. Those are separate matters.

Is this an official HOA website?

No. This is an independent proposal from a resident who owns itgetsit LLC. It does not speak for the HOA, its board, or the current management company.
